I just got the estimate to stage my house, and let’s just say.. i’m not in tune with the fees. Personally, for the amount of commission my agent is making, I think they should be picking up the tab on this. Who typically does this?

The seller would pay for this, it would never be an agents expense. I have no idea where you get the idea that the buyer might, but it will never happen.
I want a solar heated dog house. He is a inside/outside god. I have read pages saying I need to also insulate, is this necessary? I was going to go with the insulation for extra protection. Well the fluff not insulation because it is bad for animals(and probably us). I wanted a hinged roof so I can clean his house well. How do I do a hinged roof and it not leak water or air? Any suggestions on what type of solar heater I should make and why. I have read about the window facing the south, but our south is not a open spot in our yard. It faces a line of trees and neighbors house. I thought maybe a roof heater of some sort would be good.So I need some good suggestions and websites or directions please. Something that I can make with salvaged items is a plus for me.So please offer some advice if you can.
Your dog does not need a solar heated house. His coat will provide all the insulation he needs to keep warm. The doghouse only needs to keep him dry and out of the wind. A good diet with quality food and fresh water provides the calories he needs to make body heat. Don’t make the house too air tight. It needs air circulation to keep it dry. Otherwise the moisture from his breath will condense and the house will be wet and cold. Make the house with a flat roof. The dog will enjoy hanging out there to get off the ground and still be able to see what is going on around him.
Something I’ve learned in getting my house ready to sell: people say they want to picture their things in your house, neutral colors make every one happy, etc. But there’s something else going on, something that buyers will never ever admit, but it’s true.
When people look at a house, they want to see the life that they think they want to live. People buy a house based upon the life that they idealize, not the one they actually live.
So your job is to give them that ideal. Make the rooms look big, make the kitchen look beautiful and uncluttered, make it smell nice, make it look nice. Make it look like they could move in and live a wonderful, TV-perfect world in your house.
My last house sold in a couple of days. I’m about to move again, so I’m crossing my fingers, decluttering, tidying up and making the house look like the kind of place that people dream about living in.

I’m the space stage of course. I all ready found the abandon city. I also made a new city. I’ve been to most of the stars around mine.
Easy. When you leave you home solar system you see millions of stars around you. The question is how to find another civilization? Well, easy! You don’t have to go to every single star. All you need to do is simply hover your cursor on top of a star. A start that doesn’t have a civilization on it won’t react; however, a star that does will have a couple of blue lines that come out of it. This really is the best way of explaining how they look.
The same way when a planet has a rare item a couple of yellow lines come out it, a solar system that has a civilization on it gives off a few blue lines.
Yes, size would be a full-sized house but how do i make it stand?
You don’t say how big. Full size would be set, rather than prop. Dolls house size, you could make out of cardboard boxes.
how do you make nacho meat. i know its hamburger, but what is mixed in with the hamburger. and does this sound like an ok menu for my open house.

Your menu doesn’t sound open house friendly. When I think open house I think about things people will pile on a plate and walk around and mingle.
So to me that would eliminate the nachos, mashe dpotatoes, and mac and cheese.
Okay I would only have potato salad Or mashed, and pasta salad OR mac and cheese, nachos Or taco salad.
Just season it with chili powder, seasoned salt, cumin, and garlic powder.
Add a little tomato sauce if you wish, for moisture.
I wouldn’t recomend nachos for an open house though. Nachos are best eaten right away or they get stale and soggy, wich also makes the chip tough.
You could do a toastada bar instead though and leave out the ham.
***And add shredded pork or beef.
Set out the meat, tostada shells, beans, cheese, shreeded lettice, tomatoes, onions, olives, jalapenos, cheese, and of course salsa, sour cream and guac.
Then stick with a pasta salad, and make loaded potato skins.
The desserts sound good.
