How much does it cost to ‘Stage’ a House?

Posted By: admin  //  Category: House Staging

I watch TV shows where they flip houses, but they don’t give any details on cost.

Prices vary depending on where you live and the local demand for professional home staging. Coastal areas and large metropolitan cities where Home Staging has been prevalent for years command higher prices. Some real estate agents help sellers Stage the home themselves. Most listing agents agree, however, that vacant homes show better with staging and will encourage sellers to hire a professional stager. Fees range from $500 to $5,000 or more, depending on square footage and the number of rooms staged.

How do I make my Arthurian Castle over the top?

Posted By: admin  //  Category: House-Fluffing

I have to make an arthurian thing for a fair and I have chosen to make a castle. The idea of a castle is pretty cliche and a bunch of kids from my class are doing it so its like yeah I need to make it over the top. Like my idea is to make it out of sugar cubes and fluff and other sugar things for a whole castle but I also want to make a village with like houses and people and shops. But is that enough to make it so my castle is the best?

don’t forget to make those triangular flags and a coat of arms of some sort would look nice, too. How about a moat and a draw bridge?

What are some suggestions of names for a home staging and redesign business?

Posted By: admin  //  Category: Home Staging

My mother is starting a Home Staging and redesign business and she is looking for a creative name for her company. Any suggestions?

If you have not created your website yet, the business name is very important to people locating you on the net. Over 75% of people now search the net first before the yellow pages. Your name needs to say what you do, simply so you incorporate it into you website address; ie www.homestagingdetroit.com, says what you do and where you do it at. If you are running two concepts, such as staging and redesign, you may even want a secondary company , sort of a division of the parent company and own the domain name for the second company so it gets redirected to your main site.

where to buy stuffing for the plushie I am making?

Posted By: admin  //  Category: Home-Fluffing

Hi there crafty people!
Does anyone know which stores carry the fluffy stuff that goes inside of a stuffed animal? I am sewing a little stuffed monster (kinda like a home-made ugly doll) for my daughter who’s away for a week as a welcome back gift. I’ve never made anything like that and don’t know where to go to get the fluff that goes inside of the doll/monster. Does Michaels carry stuff like that? Any suggestions?
Thanks all!

The fluffy stuff inside soft toys is called kapok – a craft shop or a wool/dressmakers shop should have it.

What is your favorite home decorating trick/idea?

Posted By: admin  //  Category: Home Decorating

My husband and I have an older 1 1/2 story house. Does anyone know any good sites or links (preferably with pictures) that I can use to get some ideas to decorate or possibly remodel to make it appear bigger? Not any huge projects! Thank you!
The walls are already a shade of white. What appliances are unnecessary? Don’t they all have a purpose? lol

If you are wanting bigger-than less means more. The less furniture & stuff & nick nacks you have will give the look of more room & bigger than it is. Also stay with light colors & no wall paper with prints. Light for curtains & bedding as well.

Do You Want to Sell Your Home for a Good Price?

Posted By: admin  //  Category: House Staging

Property is an investment and like every investment you can make or suffer loss on your home. You can usually make significant money with your home when you sell during a seller’s market and your property is in good repair with plenty of the improvements that homeowners are looking for. Alternatively, it is easy to make very little income, or even suffer loss, when you try to sell during a buyer’s market and your home could use some shaping up.

Nonetheless whether it is a buyer’s market or seller’s market your own sweat equity and the help of an experienced real estate agent you can receive the best price possible for your house

Earn Good Money for Your Property with Repairs, Upgrading and Staging

Just as you would not pay top dollar for damaged goods, home buyers will not pay maximum prices for worn-out homes in disrepair. In order to get the most money for your house, you must make sure your home is repaired, renovated and staged according to your budget prior to putting it up for sale.

First, focus on making sure your home is functioning properly. Repair or replace faulty plumbing and electrical systems, water fixtures, windows and roofs. Home buyers do not want to purchase a property that may be unsafe or one that requires extensive work. After that, move on to the convenience improvements. While improvements like appealing light fixtures, new appliances and countertops and flooring made of quality materials do not have to cost a fortune, they do reduce the number of things the home buyers have to bother about doing themselves. Lastly, smarten the place up. A neat home with fresh paint, nicely arranged furniture and a perfectly groomed lawn help stages a home for prospective home buyers.

It may cost a bit more than you want to put out, particularly since you will not be residing in the home anymore, but generally prudent money invested in your home will give you a good return.

Let a Realtor Help You Market Your Home

While following the FSBO path (”For Sale by Owner”) can save you some money in the closing costs, employing an skilled real estate agent can actually help in getting the best price for your home. Not only can a real estate agent place your home on the Multiple Listing Service (MLS), thereby increasing its exposure, but a realtor is also aware of the homes currently on the market and can give you tips on the types of repairs and upgrades you need to make to get your home on par or better than the rest.

A real estate agent can also make sure your home is promoted expressly to people who would most prone be interested in the kind of house you are selling. For example, if you are putting a condo up for sale, your realtor may present your property to singles or newlyweds looking for low-maintanence rather than to large families looking for extra square footage. Alternatively, if you own a five-bedroom estate with a casita and luxury swimming pool, your realtor will probably focus on more established and prosperous home buyers rather than those looking for first properties. Being familiar with to whom you should market your home is more efficient and earns the best price.

The #1 Mistake Sellers Make When Selling Their Home

Posted By: admin  //  Category: Home Staging

Although it¡¯s contrary to what many consumers believe, homes sales occur year

round; however, springtime is usually the time in the year when most sellers

seriously contemplate placing their home on the market for sale and housing

inventory tends to increase. In my 25+ years of selling and investing in real

estate, it never fails to surprise me, how many sellers often make the mistake of

forgetting to showcase their home to appeal to the prospective buyer when they

get ready to sell their house.

In spite of how this mistake seems like common sense, and could be easily

avoided, it would surprise most people to see how often sellers neglect this very

thing. When attempting to sell your home to buyers, try to keep in mind that

even before you list your home and set out the yard sale sign, you should

develop an objective view of your home as a ¡°product¡±. The more appealing

you make your house (the product) to the general public by cleaning it,

repairing things that need to be fixed and making it presentable, the more likely

you will get an offer you will be pleased with (presumably a higher one).

Almost without exception, a poorly, maintained home will lower the asking and

final selling price of your property. In this day and age of instant coffee, instant

internet access and instant everything else, most buyers just don¡¯t want to

spend the time repairing anything. Their lifestyles are just too busy! If it isn¡¯t

working properly, it usually ends up costing more at the negotiating table than at

the hardware store. Today¡¯s buyer usually just wants to move in and get on

with their day-to-day business and not be saddled with repair work and

remodeling.

Just look at your own busy lifestyle and ask yourself if you would be inclined to

do all the cleaning and repair work you are assuming your buyer would like to

do. Unless your buyer is an investor or is handy with home improvement

projects, you are more likely to be successful in selling your property at a price

you are pleased with (a higher one), if you prepare it with the expectation that

the buyer does not want to do the work. Usually, if your buyer has to spend

time in repairing, they will subconsciously factor in more than the actual cost at

the negotiating table. . According to reliable statistics, it can cost the seller two

to three times more at the negotiating table than at the hardware store. An

investor will do the same except in their case, they will invest the time and effort

to upgrade the property and will turn around and reap the benefits.

Furthermore, as more and more realtors are using virtual tours and/or photos of

the interior of your home on their internet websites, you need to declutter as

much as you can and store personal items so your home¡¯s internet pictures or

virtual tours truly showcase your house and its features. There is a whole real

estate related industry and process referred to as ¡°staging¡± growing out of the

process of cleaning, decluttering and showcasing your home to prepare it for

sale.

Keep in mind that your objective, as a seller, is to allow your buyers to see

themselves living in your house and not showcasing junior¡¯s artwork on the

refrigerator or dirty dishes in the sink. While depersonalizing your home for the

purposes of selling it seems almost strange, it actually serves to allow your

home and its features to appeal to a wider market and attract a larger pool of

potential, pre-qualified buyers. While it has always been an important principle,

with almost worldwide showcasing of homes occurring via the internet, it is

almost a necessity to view your home in this new light. For more information

5 Summer Decorating Tips For Any Home

Posted By: admin  //  Category: Home Decorating

In the past people decorated their home and it remained static for years, until it was time to repaint and buy more linen. Now, homeowners are leaving behind the old ideas of Home Decorating and creating different styles for different times of the year. It is now possible to give a home a one week face lift every season, without breaking the budget.

Summer decorating adds freshness to a home. It brightens the colors and opens the rooms up to light and color. The best thing about a face lift is that it doesn’t always require a complete home renovation.

A few quick and easy tips can help any home decorator to redesign their home, restoring the luster, and replacing winter’s sophistication and elegance with a breezy, youthful, and fun design.

Here are 5 easy, fast and cheap summer decorating ideas:

1. When people think of adding color to a room they think of painting. To save time and money, paint the focal wall in a room, leaving the rest. In most rooms, one wall can be painted in less than an hour. Another option is to sponge a wall.

A kitchen can be brightened by painting the wall under cabinets, adding peal and stick tile to this area, or adding ceramics, like large roosters and sunflowers.

2. Pillows and rugs are expensive. Instead of s new pillow covers and tablecloths, use no sew techniques. Wrap pillows with unfinished fabric on the diagonal like a present, and then secure with decorative ribbon or cord. This reduces the need for throw pillows. This can also be done with throw rugs.

Keep the summer rug stored under the winter rug. This gives the winter rug extra padding, and reduces the need for a place to store the summer rug.

A simple table runner can change the look of a table. Replace the formal tablecloth with a light runner in a bright pastel.

3. The fastest way to turn a winter room into a summer room is by removing all the clutter, artwork and knickknacks. The windows are open in the summer, removing the clutter also decreases the housecleaning and dusting time a room needs.

4. Remove the padded and layered window treatments. Replace them with mini blinds or sheers to retain privacy and light control. UV blinds are a great choice for rooms where sun shines on valuable furnit.ure or where the light may fade the wall paint.

5. Remove fabrics and woods and replace them with glass. The glass will reflect light, expanding the room and adding a touch of sparkle. Everything needs to be polished from the television screen and ceiling lights to the kitchen appliances and kick plates on the front door. In many homes a thorough cleaning, polishing the wood, and washing walls will bring new life to the room.

Whatever you do to bring the summer season into your homes, make sure that you pick a couple of ideas from this list, and give them a try. They are fast, easy and cheap, what could you lose?
