<p>Landlords too often fall into the mentality that their business is a passive one, where they buy a house, rent it out, and sit back. While this can occasionally be true (for very lucky landlords with rare tenants), there&#8217;s certainly plenty of work involved for most properties: mailing notices for late payments, filing evictions, screening tenants, repairs and maintenance… the list goes on.</p>
<p>But that&#8217;s all playing defense, trying to minimize losses and address problems. Today, we&#8217;re going to walk a less-traveled road, and talk about offense, and how landlords can find good deals on the things they need.</p>
<p>First and foremost, most landlords want to acquire more property. Where can landlords find deals on rental properties? Through the people they know, and I&#8217;m not just talking about the people in your real estate investment club. I&#8217;m talking about through their very tenants, through their contractors, through the groundskeeper at their office building; in a word, through the people who actually live in the neighborhoods you want to buy rental properties in.<img src="http://www.artechniques.com/bo_selecta/John%20Matushak_Sloth.jpg" alt="funky tenant" /></p>
<p>You see, most landlords don&#8217;t think to network through non-industry people, but these are the people who will let you know that the neighbor across the street has a &#8220;chemical dependency&#8221; and needs to sell their house quickly. If you like a neighborhood for rental investing, get to know as many people from that neighborhood as possible on a first name basis, and make sure they know that they won&#8217;t be forgotten if they refer a good deal your way.</p>
<p>Landlords also need rental forms, like a rental application and rental agreement. There are a number of places to find these online, some better than others. You might have luck with the website of your local municipality, as they sometimes offer them. I personally like EZ Landlord Forms (see Author Resource Box), because their rental application is free and their rental agreement is customized based on your state and the preferences you enter, and because they have online property management software that keeps track of the rental properties for you.</p>
<p>As a landlord, it may be worthwhile to do minor staging of the property to make it look more attractive (for a great article devoted solely to real estate staging, see the author box). This may involve furniture, or wall decorations, or landscaping, or any number of other strategies to make the house more appealing to potential tenants. For furniture, Goodwill is a great place to start, because they only sell clean furniture in good condition, but they sell it cheaply.</p>
<p>For wall decorations, Hobby Lobby offers excellent sales (i.e. 50% off) on picture frames and all other types of home décor, usually on a biweekly or monthly basis. If you can charge your tenant a higher security deposit, you might consider hanging a flat screen television on the living room wall, because it&#8217;ll grab their attention immediately, and sometimes you can find excellent online coupons for these. As for landscaping, negotiate to have your contractor include it when they do the rental unit clean-out from the previous tenant.</p>
<p>Don&#8217;t fall into the trap of being an absentee landlord, because it WILL cost you money in the end. Negotiate aggressively for better deals, and remember that being pro-active will save you a phenomenal amount of money.</p>

<p>However there are some big real estate selling mistakes that many home owners overlook that could affect their ability to sell their properties. Let&#8217;s look at some of the biggest real estate selling mistakes home owners make.</p>

<p>1. Poor Condition</p>

<p>Selling real estate that is in poor condition will mean an instant reduction in the potential price you could have set for the sale. Trying to market a home that is in poor condition or a home that has obvious maintenance issues that have been ignored is a sure way to put off many potential buyers.</p>

<p>People will automatically assume that if a house has any minor maintenance issues showing, then there must be bigger maintenance issues beneath the surface. Take some time to complete any repairs or maintenance on the home.</p>

<p>Selling real estate is about trying to attract potential new buyers into thinking a property is the right place for them to raise a family and build their own memories. Most people who sell their homes overlook the importance of real estate staging prior to a showing. <p>Buying a home is an emotional purchase for most people. Buyers want to walk into a home and feel good. They want to imagine how their own furniture will look in each room and how their own decorations will brighten up each room.</p>

<p>With the huge boom in interior designers and <a href="http://www.scdltd.com/home-staging/index.php" target=_self>Home Decorating</a> stores and businesses it is easy to feel unqualified to take on the decoration of your own home. The only thing is, people have been decorating their own homes for years, it isn&#8217;t until recently that we suddenly needed the help of interior designers and such to make our homes look like we want them to. You just need to know what you want and then think like an interior designer.</p>
<p>You first need to pick a space or a room that you are going to work on decorating. Only do one at a time, spreading your time over several rooms may lead you to become frustrated since the progress will seem very slow. Once you have your area choose a color that you like. If you are going with a bold or bright color it is better to make that an accent color rather than covering the entire wall. An entire room of bright red or deep purple can make the room hard to relax in since your eyes will constantly be trying to adjust to the extreme colors. </p>
<p>After the color, find yourself a theme. It doesn&#8217;t need to be anything crazy like cowboys or space ships, but decide if you want the items in the room to be modern or antique. Then head out and find a few items that fit into that theme. It is necessary that you don&#8217;t cram the room with figurines. Once you try to fit too many things in one room, whether it be too many colors or too much stuff or more than one theme the room just looks messy and unorganized all the time. </p>
<p>If you can&#8217;t come up with any ideas for what to put in your home, walk through a dollar store or craft store or simply search the web for interior decorating ideas.</p>

It&#8217;s McCain&#8217;s fault. If you look at polling information, the Democrats are ahead on all the issues (except foreign policy, and recently, offshore oil drilling). But McCain can&#8217;t have a serious debate about these issues because the reason the people like him on these issues is because of lies &#8211; the media has lied that he is straight talking &#8216;Maverick&#8217; (when actually he is a lying supporter of Bush), and that offshore oil drilling will effect prices (which it will not, according to Bush&#8217;s own interior department).</p>

			<content:encoded><![CDATA[<p>My husband and I are getting ready to list our house for sale, and are getting it ready to stage.  Before I buy items for the house (like artwork, plants, candles, etc.), I was needing to know if these items are expected to stay with the house or will we be able to take them with us?  Also, any ideas for staging the house would be quite helpful.  We have already decluttered everything, taking down all personal pictures, magnets, etc.  We have painted everything neutral and cleaned it up inside and out.<br />
<br />Not unless the items are mentioned in the contract, for instance, some people sell the house with the refrigerator, washer and dryer but that has to be written into the contract. If the people buying your house requests an item stay you can negotiate with them.<br />
I would suggest giving the rug a professional cleaning that always makes a good impression. I still remember walking into a house with a white rug.. but with a black trail of dirt to all the rooms not very impressive.</p>

<p>Has watching that asinine show somehow become mandatory?  With all that&#8217;s going on in this country and the world, why is such meaningless fluff deemed to be so vitally important to the very survival of Western Civilization?<br />
<br />Because most media outlets (especially those that report news) seem to create their programming based on the lowest common denominator:  &quot;American Idol&quot;, fluff news stories, etc.  Anything that requires critical thinking on the part of the viewer is cast off.</p>
<p>This is why I get nearly all of my news from the BBC America and LinkTV; they do not pander to the lowest common denominator.</p>

<br />A fast lens a tripod and  a class in photography.</p>
