    The toys (and all other clutter) should be absolutely out of sight.

    Ideally, most of your personal belongings should already be packed and in storage. That includes most of the toys. Obviously, if you’re still living in the home, you can’t take away ALL the toys but there should be very few remaining, and those that are left should fit neatly into a CLOSED box, such as a toybox, or stored in an out-of-sight area (basement?) when the house is open for viewing.

    Staging a home for sale and keeping it neat and clean with kids can be challenging. :-) There is a 80/20 rule which I use to help my clients. Kids will spend 80% of the time playing with 20% of their toys. Place the remaining toys in closed bins or organized in shelving unit. I really like using a large wicker chest . it looks great in a family room and lots of toys can be tossed in there quickly during showings. Also, make sure that each child has max of 2 stuffed animals and large bulky items like play kitchens need to be stored. Otherwise, it can make a room appear much smaller. Plus, it’s quite distracting to the eye and potential buyers may not see the "whole" room.
