PostHeaderIcon bought a trailer home should i move in it or sell it for a profit?

i bought a old trailer home in good shape, all it really needs is paint on the inside, the outside has a nice built on carport and deck, storage on the deck, and a storage shed on the side, i got a really great deal 3 grand cash, im 25 and have never owned a home just rented, im in the process of painting it and the plan was to move in it but after everybody telling me that i got a great deal im tempted to put it up for sale and see if I can double my money. i would say after being spruced up this trailer should be worth every bit of 6 grand but i dont know i dont really pay attention to what trailers got for. if i sell it i will be able to pay off my credit card debt enabling me to save up money to possibly get a real house and get the tax credit that is available before dec 1st. what should i do???? i need a educated answer on real estate.

Won’t work. You only get the first-time hombuyer tax credit on your FIRST home, which would be the trailer home in this case. IF you meet all requirements, then you would get 300 (10% of purchase price, up to 8K, whichever is lower).

Now, if you’d sell the trailer home, then you would have to pay back all of the credit and your second home purchase wouldn’t qualify for anything.

PostHeaderIcon Developing a Field for Horses?

We have a field that is approximately 3 acres and hope to have 2 horses housed there some day. We will likely have a combination of wood and electric fence. We will have a turnout area with a shelter, as well as a small riding area. We’ll be building a small barn (2 stalls and 2 storage areas for feed and tack), as well as a storage shed. We have also figured out how to run electricity to the new horse area.

My dilemma is water. We live in an area that gets pretty cold in the winter, way below freezing. We have a well which supplies our house but is at least 100 yards from where the ‘barn’ will go. Since we can’t afford to dig another well, suggestions have been to either run a line under the frost line from the house to the field, or have a water holding tank in the barn. We will want water supplied in the barn as well as a trough outside as we plan to leave the horses out as much as possible.

Would love any ideas or suggestions. Thank you.

I had the same situation on my new property last year. After hauling water for awhile, we finally just ran a water line to the barn. Let me tell ya, it is definitely worth doing. They can just tie into the main waterline coming off your well pump, but the line does have to be buried about 6 feet deep, which requires quite a bit of excavation.

We put in a hose spigot and an automatic waterer. I don’t know how I ever lived without the auto waterer–it is the best. I don’t even have to worry about water at all in the winter. It’s SO nice.

So I suggest just sucking it up and running the water line down to the barn. It’ll be worth your investment.

PostHeaderIcon im planning on renting/owning a trailer house any thoughts?

im more then likely going to be a getting a trailor home soon. i really wanted to avoid trailor parks but this happens to sit on a corner lot of one closet to the road and i know one of the neighbors already had it been anywhere else in the trailor court i would have said NO. but its a smaller town population maybe 2000 or so. but anyway its a 97 liberty model, insured it has 3 bed rooms and 2 bed rooms. on a lot with a good size front and back yard with storage shed and dog house with dog run. i currently live in a apt and i pay $475 and this place would be $430 a month. i think ive gotten through all the negatives as far as trailers tend to go down in value and the lot rent thing. but like i say the lot is very nice and has potential along with the trailor we plan to fix it up and continue to do so over time and its not in that bad of shape neway basically needs the lawn cleaned, paint and carpets cleaned. as with my apt i have no advantage my money isnt invested in anything and i have nothing to gain and no yard cuz im upstairs. this is just a start for me my first home i will be rent/owning and hope to go bigger as time goes on but we are a younger couple and i think its a good start for us. any thoughts please write thanks guys!

I have to say that I think it’s a start from owning your own home later on. I also think that living in a trailer home isn’t that bad because my dad used to live in one with my step mom and they saved a lot of money. They only lived there for about 4 or 5 months and now they own their own home, so I think that it will save you a lot of money. Plus my dad did fix it up a bit and it ended up feeling homey. Plus every time I went over to his place, I felt right at home, after a while you get used to it and it’s not such a bad place to live in. I hope I helped and I hope it works out for you :)

PostHeaderIcon Need your advice fast! Please, can you help me?

I have a friend that visited awhile back and the deal was that she was suppose to visit only and go home. She arrived 3 hours early and after she got here she called her daughter and when talking to her daughter, she invited herself to spend the night at my house. It put me on the spot so I said yes she could spend the night. I had other plans for later that day and cancelled my plans for her. She went outside and snooped in my garage and storage sheds. Now she wants to visit again tomorrow. I work nights and had to work last night and have to work tonight and on Wed. I’ll need to sleep. She called and left a voice message that she will be here tomorrow. When I called her back to let her know this, she won’t answer her phone and she doesn’t have a cell phone or answering machine. And she doesn’t have a job or email address so I can’t contact her that way either. What should I do?? What would you do??

I’d blow her off. Don’t answer the phone, and don’t be home when she arrives. When she asks what happened, be evasive. You were busy with something, and didn’t get her message. She doesn’t sound like the type of woman you want in your life. Start giving her the inclination that there is another woman in the picture.
